Property Titles and Legal Documents


Terranet offers a faster, smarter means of obtaining legal property documents, such as a Certificate of Title. Using the urgent delivery option of the legal document ordering function within Terranet, users are able to receive their legal documents within 30 minutes of ordering.
 
In most cases, Terranet will automatically provide a list of the legal documents matching the search criteria entered. In cases where there are multiple titles and interests registered against a property, a Comprehensive Title and Title Transaction Report will need to be purchased. This report specifies the title reference and the unique document references to identify any interests and other events against a property.



Certificate of Title without diagram

The Certificate of Title details the legal owner of the property and shows everything registered against the property title. The Certificate of Title details whether there are any Mortgages, Leases, Easements, land usage restrictions, or other interests registered against the property title. It will also tell you whether the land is freehold or leasehold.

Historic Title

An Historic Title consists of a scan of the original Certificate of Title, issued for the property showing all interests, both live and cancelled, at the time of the conversion of the property title to the new electronic document system (1999-2002 depending on the region of the country).

Guaranteed Title

Survey plan

Survey Plans show the legal boundaries of properties, including the Appellation or legal description. An Appellation is the label for a piece of land e.g. 'Section 1 Block VII Mata Survey District' for Crown Land, or 'Kaiti 313A6B2' for Maori Land or 'LOT 1 DP 12345' for General Land.

Title Plans or Diagrams, (also known as Unit or Flats Plans), show the portion(s) of ownership of a property and the titles associated with them. Any common and individual areas are shown along with the dimensions and the actual areas.
