The property finder report provides summary information about the property including the street address, ownership details, title reference(s), local authority valuation (rates) reference, legal description, survey plan reference details, parcel area information, coordinates of the centre of the property, and data currency information.

Title report

This report provides details of the Certificate of Title including ownership and other main details.

This report is priced at $4.95 incl. GST.

Title Transaction report

This report provides details of other interests in the property registered on the Certificate of Title, including some historical transactions.

This report is priced at $3.50 incl. GST.

Valuation report

The valuation report provides detailed information about a property's valuation (rates) assessment reference, location, legal description, value, improvements, and land use. The report also details information about the parking, floor space, age, materials, and condition of the property.

This report is priced at $2.95 incl. GST.

Sales report

The sales report contains information about the location of the property and its sales history since 1 July 1995. No valuation is provided in this report, see the Valuation and Sales report or Valuation report.

Valuation and Sales report

The valuation and sales report combines the information within the sales report and the valuation report for a lower cost.

This report is priced at $5.20 incl. GST.

Home Valuer Report

This report provides an estimated valuation of the property in a detailed report. This report also includes comparable sales and a detailed property description.

This report is priced at $39.95 incl. GST.

Home Valuer Summary

An estimated valuation of the property in a summary format.

This report is priced at $25.00 incl. GST.

Survey report

The survey report provides information on the survey carried out to define the property. All properties defined by survey, underlying titles, and parent plans are identified.

Sales within 1 km in the last 12 months report

The sales with 1 km in the last 12 months report provides sales data for any property within 1 km of the searched property within the pervious 12 months.

This report is priced at $14.95 incl. GST.

Building Consents Issued Report

The Building Consents report provides a list of building consents issued by the local council since 1999 on the searched property. If the property is cross-leased or unit titled then consents for all dwellings on the property will be shown.

This report is priced at $3.95 incl. GST.

Aerial Photograph report

The aerial photograph report provides a quality aerial photograph of the searched property. The report also includes a summary of the property information, including the search criteria, the date of the image, and the date that the report was created. A summation of data and copyright details is also provided.

Property Boundary report

The property boundary report provides users with a bird's eye view of the searched property's legal boundaries.

The Aerial Photograph and Property Boundary report provides a quality aerial photograph of the searched property, with the legal property boundaries placed on top.

Summary Hazard Report

The Summary Hazard report gives you an indication of what Hazards there might be for a property, such as earthquakes and flooding.

Historic Title

A historic Title consists of a scan of the original Title, showing all interests, both live and cancelled, at the time of the conversion of the Title to the new document system. (1999-2002 depending on the region of the country) It also displays the current official Title, displaying only the current interests in the property. Guaranteed Title

A Guaranteed Title details all current interests in a property and any pending transactions at the time that the Title was extracted. This Title is the main document used in the transfer of the ownership of property, just prior to the transfer, to ensure there are no transactions about to be lodged on the Title. The Guaranteed Title has a key role in terms of the Crown's guarantee of title of property as set out in section 172A of the Land Transfer Act 1952.

Instruments

Instruments are the documents that record the nature and extent of an interest in a property. A summary of the interest and the unique document reference are record on the Title. Common instruments are Transfers, Mortgages, Discharges of Mortgage, Caveats, Covenants, Leases and Easements. Plans are not instruments.

Survey Plans

Survey plans show the legal boundaries of properties, including the appellation or legal description. An appellation is the label for a piece of land e.g. 'Section 1 Block VII Mata Survey District' for Crown Land or 'Kaiti 313A6B2' for Maori Land or 'LOT 1 DP 12345' for General Land. Survey plans show the area and dimensions of a property. They also include the observations that the surveyor made or calculated to define the property boundaries in relation to the surrounding properties and to the survey network of known marks.
